## Space

Our flat located on the 2nd floor, has been decorated to the highest level to offer you a stylish and sophisticated home away from home. Whether on business or on holiday, with family or friends, you’ll find our apartment in a perfect location and with everything you’ll need for a relaxing stay. Please be aware that there are no lifts, and you'll need to climb the stairs, though it isn't a lot.

The spacious and bright living room has a comfy sofa and armchair as well as a fireplace, TV and dining table by the window to create the perfect cosy evening.

The kitchen is equipped with a stove, microwave, kettle, oven, fridge/freezer, utensils and kitchenware to quickly prepare a tasty home-cooked meal.

There are two bedrooms with super comfortable double beds and copious amounts of storage with a walk-in closet / large wardrobe and chest of drawers in each room.
Our home can easily accommodate 4 adults.

There is also a well-kept communal garden at the back to enjoy.

## Neighborhood

The apartment is located in a very vibrant and affluent area of the city offering charming bespoke cafes, shops, beautiful Gothic-revival style churches, Victorian villas, a theatre, vintage cinema and an old pub. Morningside is to the south of the city centre, 20 minutes by very frequent bus services or a pleasant 30 minute walk. It’s a highly sought after residential area with lots of local shops, cafes, restaurants and bars.

Blackford Hill and Hermitage of Braid are very beautiful and easy nearby walking/hiking areas. There is a great selection of independent bars, cafes, restaurants, book/gift shops and artisan food shops. There is a Marks and Spencer food hall and a Waitrose Supermarket within a few hundred metres of the flat. Pizzerias include Pizza Express and the very popular, La Favorita with a log oven - again very close to the flat.

## Transit

Morningside Road at the end of Canaan Lane is served by many bus services to the centre, or any other parts of the city.
The city center is about 30-40 min away on foot. You can walk through the back streets in the Morningside area (some impressive houses on the way) and then through the Meadows (a large green area with spectacular views), or along the Morningside Road, through Bruntsfield, Lothian Road and Princes Street. This route offers a variety of bespoke shops, cafes, restaurants, churches and tourist attractions.

## Notes

Please note we do charge a £30 late check in fee between 10PM and 12AM and £50 between 12AM and 7AM. If you require additional cleans/ linens during your stay for a fee, please contact us.

Also note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
