The property is approached via a tree lined private drive and is set in 20 acres of wonderful rolling countryside in the Gers. The main house is over 200 metres square and is surrounded by mature gardens and well tended stepped terraces. Recently renovated, the accommodation retains the feel of an authentic local farmhouse with old tiled floors, open fires, exposed stones and beams.
Accommodation comprises 4 well proportioned bedrooms, 3 bathrooms, 2 reception rooms, downstairs toilet, study, a laundry room and a fully equity kitchen/breakfast room. The swimming pool is in a secure walled area with its own summer kitchen, bar-b-que and dining area, there is a separate hanger for parking cars and a stone outbuilding. There is a security camera facing the driveway at the front of house.
We recommend you take time to listen to the noises of the countryside. There are many wonderful birds who gather near the house and if you're lucky you may catch a glimpse of the deer that live in the wooden thicket in the lower field.
The surrounding area enjoys many village fêtes and night markets in the summer, with day markets in most of the villages and towns nearby. At Valance sur Baise (5 kms) there is a lovely square for eating alfresco and boat hire on the river. Condom (5kms) is the nearest large town with supermarkets and all the amenities you would expect. Montreal (16 kms) has a square and boutique shops.
At Castera Verduzan (18 kms) there are tennis courts, bike hire, horse riding, a leisure lake with a beach.
The town of Auch with its cathedral and very good restaurants is 42 kms south. Agen is 50 kms to the North. The Pic du Midi In the Pyrénées is 142 kms. Bordeaux is just 100 mins by motorway.
There are 18 hole golf courses in Auch (42kms), Eauze (24 kms) and Fleurance (34 kms).
